The estate is located in the municipality of Gavorrano, in the hinterland of Castiglione, halfway between Grosseto and Massa Marittima.
The agricultural part of the land is almost entirely flat consisting of 174 ha of arable land with DOC area and 20 ha of uncultivated land, roads, ditches and woods.
The buildings of the property are mostly renovated with attention to materials and traditions. One group is concentrated in the area of the manor complex, another one is distributed along the alley leading to the main road.
The Main Villa. The manor complex, with the adjacent agricultural center, is at the heart of the estate consisting of several buildings: the main house, which is a classical art nouveau villa, is situated on the top of a wooded hill, on three floors, with a turret, for a total of 540 sqm. The ground floor is half renovated and dedicated to office/archive , half of which is used as a cellar/storage. The first and second floors are beautifully restored and are used as an owner’s living area. The villa has double entrance from two different staircases with beautiful portico and large panoramic terrace (15 x 7m) overlooking the woods and villages of Maremma. The house was recently renovated with enhancement of the original elements, such as ceilings with exposed beams, stone fireplaces and tiled floors. The terrace connects the villa to a stone outbuilding of two floors and close to the dependance we find a little building used as a storage.
Additional Buildings. A former village church. The building used for touristic accomodation is on two floors of 170 sqm each. The house, supervised by the Cometee of Fine Arts in Siena, has been the subject of complete and accurate renovation completed in 2011. It is divided into 8 units with kitchen and green areas. Another country house is a two-storey building above ground composed of 400 sqm of storage, the first floor of 120 sqm renovated for residential use (two separate units); the barn 85 sqm. A three floor building totaling 1,440 sqm to be completely restored. Hangar warehouse of 600 sqm used for vehicle storage, farm equipment and as a workshop.
Along the road leading to the Provincial Road is a building of three floors above ground. The ground floor has 220 sqm for storage. On the first floor are two separate units: a 65 sqm renovated and the other of 60 sqm to be restored, the latter connected to the second floor (125 sqm) , which is also to be restored. Approaching from the Provincial Road, there is another building of 150 sqm used for storage and with two separate units on the first floor. Slightly separately from the estate, there is a building with 160 sqm (former stables) on its ground floor and 60 sqm of living area to be fully restored and 180 sqm of another living area in need of renovation on the first floor.
